CP Creative's Top 10 Property Photography Tips

Just getting started out on your journey as a property photographer?

  1. Tidy Up: Before you even pick up your camera, take a minute to tidy up the space. Clear away clutter, straighten up furniture, and put away any personal items. You want the property to look as clean and spacious as possible.

  2. Shoot Level: When you're taking photos, make sure your camera is level. This will help the property look more symmetrical and balanced in the photos. Use a tripod or a level app on your phone to help you out.

  3. Walk Around the Room: One of the keys to great property photography is to capture the space from multiple angles. Walk around the room and stand in every corner to get a variety of shots. This will help potential buyers get a better sense of the layout and flow of the space.

  4. Think About What Makes the Place Special: As you're taking photos, take a minute to think about what makes the property unique. Is there a beautiful fireplace? A stunning view? A charming piece of furniture? Make sure to highlight these special features in your photos.

  5. Observe the Quality of Natural Light: Lighting can make or break a photo. Take a minute to observe the quality of natural light in the room. Is it soft and warm, or harsh and uneven? Use the flash carefully to support and enhance the natural light, rather than overpowering it.

  6. Consider Composition: Composition is incredibly important as it is something that can't be altered too much in post production. When shooting from the corner of a room think about using a vertical framing element on one side of the image such as a picture or a small strip of the third wall.

  7. Tell a Story: Great property photography tells a story about the space. Instead of just taking photos of empty rooms, try to show how the space could be used. For example, if it's a living room, show a cozy armchair placed in front of the fireplace with a book and a cup of tea. This will help potential buyers imagine themselves living in the property.

  8. Try Zooming In: Don't be afraid to get close to your subject and fill the frame. This can help create a more intimate, detailed photo that shows off the property's features. Just make sure you don't get too close and distort the image.

  9. Don't Be Afraid to Break the Rules: While it's important to understand the basics of photography, don't be afraid to break the rules if it helps you capture a more interesting or unique photo. Experiment with different angles, perspectives, and techniques to see what works best for the property you're shooting.

  10. Enjoy Yourself: Above all, remember to have fun! Property photography can be a creative and rewarding way to showcase a space. So grab your camera, take a deep breath, and enjoy the process. Happy shooting!
